Rent Requirements
Rental Qualification Requirements:
Stewart Homes LLC standards for qualifying to rent a home are simple and fair:
- Each home is offered without regards or any preference to military status, race, color, religion, national origin, sex, disability, familial status, or sexual preference.
- Limit the number of occupants to 2 persons per room.
- All occupants must be in good legal standing.
- All adults over the age of 18 years must submit their own unique application.
- Applicant(s) must have a minimum credit history of 600 is required; however, a lower score may be accommodated at the Property Manager & Owner's discretion and may require alternatives such as a higher security deposit, prepaid rent, or approved co-signer(s).
- Applicant(s) must have no Evictions in the prior three (3) years.
- Applicant(s) with Felony Convictions will be reviewed for severity and recency.
- Applicant(s) must have no Bankruptcies in the past five (5) years.
- Applicant(s)'s verified gross monthly base income (not including overtime) must be equal or greater than three times the monthly rent amount and able to provide at least three pay statements, award documents, tax returns, or otherwise as requested by Property Manager as acceptable proof of the required income.
- Applicant(s) must have stable employment / self employment for the prior three (3) years.
- Applicant(s) must provide any additional documentation required in a timely manner to satisfy this requirement.
- Applicant(s) must have good references for housekeeping and property maintenance from current and/or prior living locations.
Stewart Homes LLC performs as Property Manager in accordance with Ohio and local Fair Housing Laws.
IF YOU ARE APPROVED FOR RENTING A HOME, YOU MUST DO THE FOLLOWING:
Within 2 business days of being notified of rental approval:
- Meet with identified Property Manager and provide the Non-Refundable Holding Fee payment IN FULL in any one of the following methods - cash, cashier's check, or money order.
- Provide proof of at least the most recent six months of rent payments made to current property manager.
- Fully agree to and sign lease in completion.
Prior to receiving keys to the home:
- First month's rent balance paid in full.
- Provide proof that any and all utilities the resident is responsible for establishing and paying directly has been completed, such as: electric, gas, water, sewer, trash, etc...
If any of these requirements are not met to the satisfaction of the Property Manager then your approval will be rescinded and we will move on to the next qualified applicant. If your application is approved but you fail to complete the entire move-in process you will forfeit your entire Holding Fee. The Holding Fee will convert to the Security Deposit upon completion of the move in process.
